FINDERS FEE £600 + VAT
• Taking external & internal pictures, room sizes and measurements.
• Advertising the property on: Rightmove: On the market.com, & our own website, plus Facebook & Instagram. .
• Vet applicants prior to offering a viewing
• Attending all viewings & arrange an open house.
• Once a potential tenant has been found, reference them via Home let.
• Once references are back and passed and you are happy with the tenant, we will then arrange a move in date.
• We will then produce all relevant documentations: A.S.T, tenancy checklist, privacy notice, how to rent checklist, check that smoke alarms and carbon monoxide alarm are present.
• Carry out an inventory report at the property.
• Move the tenants into the property.

• Lodge the deposit with Deposit Protection Scheme
• The month-to-month management of the property.
• Arrange any works to be carried out at the property (after discussing this with you)
• Quarterly inspections (Or to your requirements)
• Receiving the rent on the due date and transferring to you within 24 hours.
• Providing a monthly statement, including agreed invoices for works
• Management of annual Gas Certificate
• Management of 5 yearly EICR Certificate

- Gas safety certificate - required annually: £65.00 + VAT (£78.00)
- Energy Performance Certificate - required every 10 years: £95.00 + VAT (£114.00)
- Electrical Installation Condition Report: £160.00 + VAT (£192.00)
- Assured Shorthold Tenancy drawn up: £100.00 + VAT (£120.00)
- Issuing Section 21, 13 or 8: £60.00 + VAT (£72.00)
- Rent collection only: £30.00 + VAT (£36.00)
- Legionnaires Risk Assessment: £80.00 + VAT (£96.00)
- Installation of CO2 and smoke alarms: £50.00 + VAT (£60.00)

RESERVATION AMOUNT: One week’s rent – This will be included within the first months rental due at the successful start of the tenancy.
PERMITTED PAYMENTS:
Before the tenancy starts payable to Castle Estate Agents ‘THE AGENT’ RESERVATION FEE is non-refundable should the application be declined for non-disclosure of material information. e.g. adverse credit, landlord, employment, accountant and or income history, right to rent or if the tenant decides not to proceed.
A payment of £50.00 for the reasonable incurred cost for the loss of keys/security devices. Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.
During the tenancy, UTILITIES: such as gas, electricity, water, communications, telephone and broadband Installation of cable/satellite subscription to cable/satellite supplier and television license, council tax and other permitted payments, not included above, under the relevant legislation including contractual damages.
